Our clear 8-step management program
1. Free Rental Assessment.
We evaluate your property, the market & provide a lease range to set the expectation for a grounded income strategy.
2. Management Agreement
We design a clearcut agreement that defines our responsibilities and creates an expectation to ensure an effective, profitable and long term partnership.
3. Prepare Property
We perform a step by step process to ensure your property is safe for tenants, minimizes owner liability, is ready for showing with a lease designed for maximum success.
4. Market Exposure
We will review our Rental Assessment to design a marketing plan focusing on the demographic best suited for your property. This includes photos, virtual tours, drone video to create effective marketing campaigns
5. Tenant Screening
We will identify, verify & screen prospective tenants. This includes a credit check, background check & eviction check as well as employment verification and reference check of required Tenants.
6. Lease Signing & Move-In
We will prepare the lease, schedule move-in, collect initial rents & deposits, provide photos & videos and documentation as required.
7. Ongoing Management
We maintain constant communication with Owner and Tenants to address unplanned issues as well as provide regularly scheduled inspections to ensure property condition & preventative maintenance.
8. Lease Review & Renewal
We will review the lease prior to expiration, including market conditions & Tenant qualifications and then negotiate and renew or terminate lease as deemed necessary.
